Schwartz Reisman Innovation Campus Phase 2

DEVELOPMENT OPPORTUNITY

Phase II of the Campus, SR East, will complete the ecosystem of student, faculty and affiliate innovation partners. SR East will provide much needed high quality wet-lab space and supportive programming to foster leading-edge life sciences and biosciences development, regenerative medicine, and related research.

Reflecting the new urban geography of innovation, SR East will co-locate academic research and educational programs, research labs, innovation-centric convening and community programs, related start-ups, incubator and accelerator programs, and on-site amenities in an unparalleled location–at the epicentre of research and innovation in Canada.

The Banting building, which was built in 1930, is currently in demolition, to make way for the second tower–planned at 21 storeys high with a mechanical penthouse floor. SR East will feature in-floor heating and meet all of Toronto’s green building standards. The goal is for the structures to exceed the American Society of Heating, Refrigerating and Air-Conditioning Engineers energy efficiency standards by 40%. Together, the towers will have 650,000 square feet of institutional space.

Where Phase 1 of the campus focused on building a prolific community for artificial intelligence and technological innovation, Phase 2 will focus on wet-lab space and chemical developments in the name of medicine.

The site is situated at the northeast corner where College Street meets University Avenue, roughly 120 metres east of University Avenue, and directly beside SR West. Covering an area of approximately 0.27 acres, this site currently hosts the Banting Institute building and a parking lot. The building was previously occupied by the Banting and Best Department of Medical Research and is now in its demolition phase, with expected site-readiness in Mid-2025.

A planning opinion for the site was completed by Weiss/Manfredi, which proposed a 21-storey office and wet-lab building with retail at grade. The combined site can support an institutional development of approximately 650,000 SF.

SR East pays homage to its location, where U of T’s Banting and Best Department of Medical Research discovered insulin and set U of T Medicine on a course of innovation which continues to this day. The Banting building will be replaced with SR East and its all-new facilities, paving the way to discovery with state-of-the art lab-ready spaces.
