CampusOne 

Recent Acquisition

Located directly across from the St. George campus, on the corner of College and Spadina, and near Toronto’s eclectic Chinatown, CampusOne is a purpose-built student residence designed for domestic and international students. The building offers accommodations ranging from studio apartments to single rooms in multi-bedroom suites. The building features a host of modern amenities to satisfy student needs.

Brokering U of T’s 20% stake in the privately owned CampusOne residence is one of several progressive steps taken by Real Estate Partnerships to advance the 4 Corners strategy and address the rapidly growing demand for student housing on its three campuses. The acquisition immediately added 890 beds to the University’s housing inventory, an approximately 9% increase to the number of beds in its portfolio. The deal enabled U of T to place students directly in CampusOne and offer residence programming and supports, allowing the University to better meet its first-year residence guarantee.

While CampusOne was already affiliated with U of T, the ownership stake means the University can now place students directly in the 25-storey building on College Street (students previously needed to apply to CampusOne). U of T will also be able to influence residence programming and support services, so they further align with those of the University’s existing residences, as well as its policies and procedures.

  • Negotiations for the acquisition began in spring 2023 and the transaction officially closed in mid-December. However, U of T was given the green light by CampusOne’s owners to begin placing students in the residence the previous summer, before the deal was complete.
  • CampusOne was constructed and privately owned by Knightstone Capital Management. U of T acquired a 20% leasehold interest in CampusOne from Knightstone Capital for $55M. Vice President of Real Estate, Scott Mabury estimated the deal saves U of T at least $200M compared to constructing a similar-sized residence from scratch.

In a deal that immediately added 890 beds to the University’s student housing stock, the University of Toronto purchased a 20% stake in the privately owned CampusOne residence located adjacent to the St. George campus. The acquisition gives the school priority access to the whole building – all 890 beds across 298 units.

  • Not only did this acquisition allow U of T to better meet its first-year residence guarantee for Fall 2024 in a residence directly adjacent to campus, it did so without the long lead time required to build a new residence–and without the costs and resources that entailed.
  • For our students, staying in a residence that operates closely to the policies adhering to a U of T residence and programmed by our Student Life team is important and desirable. This is a win for students, and therefore a win for the University.

Environmental

Sharon Hay International (SHI) was retained as the Feng Shui consultant for CampusOne in all aspects of the development project; from selecting the most auspicious dates for the project’s initiation, through review of the design, layout, finishing material selection, landscaping and furnishings for the building. Working in tandem with the architects and designers, SHI seamlessly incorporated Feng Shui with traditional building requirements and standards. This is another innovative example of the University of Toronto’s and CampusOne’s commitment to provide an environment of success for students and residents.

The student residence features a Greyter Water Systems solution that treats and processes rainwater so that it can be used for the residence’s lavatory systems. The building is LEED Silver certified, and boasts breathtaking views of downtown Toronto’s city skyline.

Social

An Innovation lounge, quiet, and communal study rooms, provide spaces for students to stay focused and/or work together to solve school projects.

A Games room, Arts and Craft Studio, Yoga/ Dance Studio, Fitness Studio, Video Game Lounge, Ping-pong Lounge, Laundry Facilities, Bike storage & Repair stations, as well as several movie theatres within the building allow students to remain engaged and active within their social circles.

Students let loose and find a moment to themselves in the Relax room, Fireplace Lounge, and Penthouse Level Sky Lounge.

Governance

24/7 on-site security, individual locking bedroom doors and card access ensure our students’ safety and well-being.

Professional, on-site management is available at all times.

A comprehensive roommate matching service, RoomSync, ensures that each student finds compatible living partners for a harmonious community environment.
