MaRS West Tower

MaRS West Tower is a landmark innovation and life sciences expansion in the heart of Toronto’s Discovery District. Rising 20 storeys and encompassing approximately 780K SF of usable space, the tower was conceived as a catalytic project to strengthen Toronto’s position as a global centre for research, commercialization, and entrepreneurship.

Through a partnership that includes the University of Toronto and the Government of Canada, joined together by MaRS, the tower demonstrates the power of institutional connection to deliver city-building infrastructure with national impact.

Today, the University of Toronto owns a 20% interest in the building. U of T research laboratories occupy Floors 15–16, with Ted Rogers Centre for Heart Research on Floor 14, and BioLabs located on Floor 13. MaRS manages the University’s floors on its behalf, creating an integrated operating model that supports innovation-focused tenants, researchers, and entrepreneurs.
