MaRS West Tower is more than a building—it’s a cornerstone of Canada’s innovation ecosystem.

We’re proud to share our latest property film, highlighting this landmark development in Toronto’s Discovery District and the role the University of Toronto plays in shaping its impact.

Completed in 2014, the 20-storey, 780,000 SF tower was delivered through a powerful partnership between the Province of Ontario, the Ministry of Research and Innovation, MaRS, the Government of Canada, and the University of Toronto. When the project required a new path forward, U of T stepped in as a strategic partner—securing a 20% ownership stake and helping bring the vision to life.

Today, the building is home to a dynamic mix of office, life sciences, and retail space, with U of T research labs on Floors 14–16 and BioLabs on Floor 13. Managed by MaRS, the tower connects researchers, entrepreneurs, and industry in one of North America’s leading innovation hubs.

With LEED Platinum and BOMA BEST Platinum certifications, MaRS West Tower also sets a high bar for sustainability and long-term performance.

In early 2025, our team completed a complex agreement with CAMH that enabled the University to acquire 175 College Street, on the south side of College between Henry and McCaul. 
 
As part of the deal, the University has gained access to over 200K SF of office space at 33 Ursula Franklin Street. As for 175 College, work is underway to get it ready for campus use.
 
These outcomes reflect an ongoing strategy: continuously scanning assets adjacent to campus for strategic acquisition opportunities, assessed through location, development capacity, pricing, and complexity — including heritage and municipal considerations. 
 
This approach underscores the value of patience, institutional alignment and readiness when the right opportunity emerges. The deal marks another step forward for the 4 Corners Strategy.
